Timber Sales – General Considerations
With year-round involvement in timber transactions, Henderson Forestry Consultants has a strong insight into timber market fluctuations and levels of demand for specific forest products. The techniques utilized when marketing and selling timber are critical in achieving the landowner’s objectives. No matter what your end goal, HFC can determine the best way to meet your needs.
The marketing techniques that are best suited to facilitate the sale of your timber assets are contingent upon a myriad of variables.
- Timber Type: What tree species and types of forest products are found on your property?
- Acreage: Does the amount and value of the forest products outweigh the logging costs?
- Property Line Condition: Has the property been recently surveyed?
- Access: Is there legal access to transport timber from your property to a state or country road
- Proximity to Mills: Where are nearest the mills that utilize the type of forest products found on your property and are they currently accepting timber?
- Logging Conditions: Are the soil types on the property conducive to logging during wet time periods?
Timber Sales – Administrative and Clerical Services Offered by HFC
While these are only a few of the most common elements to consider, they play a key role in determining the most ethically sound and economically beneficial manner in which your timber is sold. In assisting our clients with timber sales, our services include:
-
Initial Inspection & General Overview – An HFC Forester will visit your property and provide you with a summary of their findings, outlining multiple avenues through which your objectives may be met
- • NOTE: This initial inspection is 100% FREE and carries with it no obligations to further services.
- Timber Inventory – An inventory of your forestland is performed to determine its species composition, the types of forest products it contains, and the amount of said products. The extent and intensity of the inventory of your timber assets is dependent upon the timber marketing techniques that will be utilized to facilitate their sale.
- Appraisal – A timber appraisal is then developed based upon the data gleaned from the timber inventory. This appraisal determines the minimum acceptable market value of the timber assets within your property at that time.
-
Field Work – The conduction of field-work prior to the initiation of timber harvest operations including:
- • GPS mapping and acreage calculation of sale area boundaries
- • Delineation of all relevant boundaries by marking them with flagging or paint
- • Delineation of all streams, hydrologic features, and wetlands by marking them with flagging or paint
- • Marking individual trees to be either harvested of left standing (depending on the operation taking place)
- • Any other field work that is deemed necessary prior to the conduction of timber harvest
- Contractor Supervision – Contractors are sometimes required to perform certain tasks that precede timber harvests such as road maintenance, property surveying, etc. We select contractors from an extensive pool of qualified, reputable, and professional individuals with whom we have established professional relationships and rapport – often spanning many years. These trusted contractors are routinely supervised by unannounced field-inspections and hand-selected by our team of Registered Foresters to ensure that the work they perform on your property is of the utmost quality and carried out with outstanding professionalism.
-
Timber Sale Administration -
- • Marketing – We market your timber to a group of timber procurement organizations assembled considering the forest product types to be sold, the region in which it is located, and the method of harvest to be conducted. These timber procurement organizations are vetted by our staff of Registered Foresters, as we only maintain professional relationships with those who demonstrate professionalism and commitment to ethical business practices.
- • Documentation – Preparation of all legal documents, maps, and other forms of information required in the closing of a timber transaction.
